Eagle grew from a small farm town on the Boise River into one of the valley's largest-home communities in about thirty years. The ductwork we open reflects that: three distinct generations of houses, each with its own problem.
The Acreage Ranch (1970s–1990s)
What we find: Single-story ranches on an acre or more, many with horses, hay and a shop. Rigid metal trunk in the crawlspace, thirty to fifty years of dust, and returns that pull straight from a mudroom or a garage door that is open half the year.
What we do about it: Camera first, because crawlspace trunks on older acreage homes are where we find disconnected joints. Then the whole system goes under negative air from the truck, and the coil gets cleaned — often for the first time since a furnace swap.
The Golf-Community Two-Story (1995–2012)
What we find: Big two-story floor plans, two furnaces, and long flex runs through the attic to the upstairs bedrooms and bonus room. Fifteen to twenty-five years old, and in most cases nobody has ever opened the trunks.
What we do about it: Each system is cleaned as its own job. We pull the whole zone under suction so debris in the attic flex moves toward the truck, clean both plenums and the coil on each furnace, and camera the upstairs runs where the buildup is heaviest.
The Foothills Custom & New Build (2013–today)
What we find: Three-thousand to six-thousand square feet, two or three systems, zoned dampers, and construction debris sealed in during a long custom build. Foothills wind adds a layer of fine dust every dry season.
What we do about it: We map the systems and zones first and work one system at a time under full truck suction. Plenums and coils on every furnace, sanitizing on every line, and a camera pass on each system so you see all of it — not just the one nearest the garage.
Foothills Wind, River Cottonwood, Horse Dust And Smoke
Eagle sits where the Boise River bottom meets the dry foothills, and the air carries a little of both into every home.
- Foothills dust and windThe hillsides north of town are dry sagebrush and cheatgrass most of the year. Afternoon wind lifts fine soil off them and delivers it to every open window and every return in north Eagle and the estates.
- Cottonwood along the river and Dry CreekJune cottonwood fluff off the Boise River, Eagle Island and Dry Creek clogs returns on the south and west sides of town, and pollen from the greenbelt follows it.
- Hay, arenas and gravel roadsOn the acreages along Floating Feather, Beacon Light and Linder, hay dust and arena dust ride in on boots, dogs and the wind. Returns near a mudroom are the dirtiest we see in Eagle.

Two Rivers & Island Woods1995–2010
Riverside and lake-side homes with long duct runs, finished basements and a lot of cottonwood in the returns every June. Two-system homes are the rule here.
Lexington Hills & The Linder Corridor2000s–2010s
Family two-stories on the west side of Eagle. Returns upstairs and down, bonus rooms over the garage with the longest flex run in the house, and plenty of pets.
Legacy & North Eagle2013–today

Eagle homes are exactly what the cheap ads are looking for: lots of square footage, lots of registers, two or three furnaces, and an owner who cares about the house. Here is how the visit goes, based on what Eagle homeowners tell us after it happens to them.
- The "$149 whole house" price turns out to cover one furnace and a set number of vents. Every register past that is $25 to $40 each, every additional furnace is "a second job," and a 3,000 sq ft home ends up at $1,200 for a portable vacuum and a spinning brush.
- Nothing past the first few feet inside each register is touched. The trunks, the plenums and the coils — where the weight of the debris actually sits in a big home — are never opened.

On a two-furnace home we run this list twice. On a three-furnace foothills home, three times. Nothing gets skipped on the second or third system.

We locate every furnace, every zone and every return, then run the camera into the trunks so you see the starting condition of each system — not a stock photo.
Protect the house
Floors along the hose path and around each furnace are covered, registers are pulled and bagged, and the truck is staged at the side of the house closest to the mechanical room.
Clean under truck suction

$0.30 per square foot of living space for the first system, and $249 for each additional furnace or air handler. A 3,000 sq ft Eagle home on one furnace is $900. The same home on two furnaces is $1,149. That covers every supply and return, all trunk lines, both plenums on every system, every evaporator coil, hospital-grade sanitizing and a camera inspection before and after. You get the full number before we schedule, and it does not move once we are in the house.
Each furnace has its own trunk, its own plenums and its own coil, so each system is cleaned as its own complete job — one is never a discount version of the other. Every zone gets run under full suction so no branch is skipped. Most Banbury, Two Rivers and Legacy homes we work in are two-system homes; a few in the foothills are three.
Floors around every furnace get covered before a single register comes off. The hose runs from the truck along one protected path, registers are pulled and bagged rather than stacked on the floor, and we wipe the register faces before they go back. We leave Eagle homes the way we found them, minus what was in the ducts.
New custom homes are the ones that surprise people the most. A long build means months of drywall sanding, sawdust and insulation with the ductwork open, and it all gets sealed in when the registers go on. The first cleaning on a two- to five-year-old Eagle build routinely fills the collection bag, and it is the best thing you can do for a brand-new furnace and coil.
Not a different job, but a dirtier one. Hay, arena dust and dry-season wind put a lot of fine particulate into returns, and the older acreage ranches usually have never been cleaned. Same price per square foot as anywhere else in the valley, no travel charge.
