The New Build (2015–today)
What we find: Construction debris that was sealed in before move-in: drywall dust, sawdust, insulation fibers, zip ties, drink cups. A house that has only been lived in for four years can have the dirtiest returns we see all week.
What we do about it: We start at the main trunk, not the registers, because that is where the heavy debris settles. Every branch is agitated back toward the truck, then the plenums and the coil are cleaned so the "new house smell" of hot dust is gone for good.
The 2000s Two-Story (2000–2014)
What we find: Fifteen to twenty years of dust, pet hair and kids, and in most cases the first professional cleaning the system has ever had. Long flex-duct runs through the attic feed the upstairs bedrooms, and those runs hold the most.
What we do about it: The truck pulls negative air on the whole system so debris in the attic runs moves toward the vacuum instead of deeper into the flex. We camera the upstairs branches before and after, because those are the ones nobody has looked inside since the drywall went up.
The Old Town Original (pre-1980)
What we find: Rigid metal ductwork with decades of buildup, sometimes original to the house, sometimes patched through two or three furnace replacements. Gaps and disconnected joints are common.
What we do about it: Older galvanized duct actually cleans beautifully — it is smooth and rigid — but it has to be inspected first.
