Hidden Springs was designed in the late 1990s as a walkable village in the Dry Creek valley — a town center, a school, trails, and homes built to a bigger, more traditional footprint than the tract subdivisions down in the valley. That design decides what we find inside the ducts.
The Original Village Home (1998–2006)
What we find: Two- and three-story homes with the furnace in a garage mechanical room and long flex-duct runs to upstairs bedrooms and bonus rooms. Twenty-plus years of dust and pet hair, and in almost every case, no cleaning since the drywall went up.
What we do about it: We put negative air on the whole system from the truck, then work every upstairs branch back toward the trunk so debris in the attic runs travels to the vacuum instead of settling further in. Trunks and plenums are opened and cleaned, then the coil, then the sanitizer.
The Two-Furnace Home (2003–2012)
What we find: A downstairs system and a separate upstairs or attic system, each with its own trunk and coil. The upstairs system is almost always the dirtier one, because it is the one nobody can see and the filter is the one nobody remembers to change.
What we do about it: Each system is cleaned as its own job, camera-inspected separately, and priced up front — the second system is $249, quoted before we book. We check the attic unit for filter and return-box problems while we are there, because that is usually why it is so much dirtier.

The "Whole House $129" Ad Does Not Include Your Upstairs
Hidden Springs gets fewer door hangers than Meridian, but the same mailers and the same Nextdoor ads. Here is how the cheap version works on a big two-story home, and why it works especially badly up here.
- A low flat price gets the van in the driveway. A portable vacuum and a brush clean the first couple of feet inside each register — the part you can see. The upstairs flex runs, the trunks and the plenums are never touched.
- Then the "technician" finds a problem — mold, a dirty coil, a cracked plenum — and the job becomes $900 or more. On a two-furnace home the second system is discovered on site and priced on the spot.

Attic furnaces are not a problem for us; the truck stays in the driveway and we run the vacuum hose to whichever system we are working on.
